South Florida New Luxury Condo AI Visibility Report: Are Buyers Finding You?

Luxury property discovery can begin before a buyer knows a development’s name. A question about where to buy a luxury condominium in a particular city can produce an AI-generated shortlist that shapes which properties the buyer considers, how those properties are understood, and whom the buyer contacts.

Appearing in that answer is only the first step. A recommended development may be described with outdated or irrelevant information, confused with another property, or paired with a telephone number or website belonging to an independent agent, brokerage, or unofficial project site. When that destination is presented as the official sales channel, a buyer seeking the development’s sales team may instead establish the relationship elsewhere. That intermediary may introduce competing properties, changing the buyer’s consideration set before the development has an opportunity to present its own offering.

This report examines that path from discovery to inquiry: which developments appear without being named, whether AI represents them accurately, and whether it correctly identifies their official or authorized sales channels. The distinction matters because visibility alone does not establish an accurate presentation or a direct buyer relationship. The findings help developers identify where public information and AI responses may misrepresent their offering or redirect an intended direct inquiry.

A key finding: Google’s named comparison presented an independently operated Bahia Mar website as a developer portal, even though that site’s footer disclaims official developer status. The development appeared in the answer, but the identified sales destination belonged to a different organization. See the Bahia Mar finding.

What this study examined

The study began with an exploratory South Florida-wide search and two named-project follow-ups. Americas Great Resorts then recorded twelve responses in the county comparison on September 10, 2026: six from ChatGPT and six from Google AI Mode. The same six county prompts covered Miami-Dade, Broward, and Palm Beach counties. Each county search used Firefox incognito, logged out, with a fresh session.

Three questions asked for up to five developments suitable for a full-time primary residence without naming any projects. Three subsequent questions named three developments within each county and requested a comparison of developer and brand responsibilities, hotel presence, privacy and services, construction status, expected move-in timing, and official sales websites.

The nine comparison developments were deliberately selected to examine different locations, development stages, and residential service models. They are a comparison sample, not a market census. The county charts also include fifteen other developments recommended by at least one platform.

A separate round on the same date added six responses to shorter questions about Miami, Fort Lauderdale, and Palm Beach. Its separate market-query charts record all 33 developments discussed in those answers. The earlier charts retain their original results. Findings and inclusion indicators are assigned to individual questions and rounds, not carried from one answer to another.

Scope of verification: All three rounds were conducted on September 10, 2026, with one captured answer per question on each tested platform: nine exploratory answers, twelve county answers, and six market-query answers, totaling 27 across separate protocols. Absence means absence from that individual answer, not persistent invisibility. Differences between answers may reflect both prompt differences and ordinary answer variability; the study does not measure how often the same question would produce the same result.

This report records the captured answers and selected source checks. It does not certify every statement in those answers. Construction targets, inventory, prices, and operational arrangements can change. The findings distinguish supported facts, documented discrepancies, and assertions not fully verified.

Before selecting the county comparison groups, the initial discovery question asked: What are the best new luxury condominium developments and branded residences currently selling in South Florida, and why should I consider them? It did not name a development or restrict the answer to a particular county.

That question and two follow-ups were run across Google AI, Gemini, and ChatGPT, producing nine exploratory answers. The follow-ups named Cipriani, Bentley, and Four Seasons Coconut Grove to examine project descriptions and authorized sales contacts. The regional answers included developments beyond Miami, so they did not support a claim that Broward and Palm Beach County were entirely missing.

The later county questions gave each county its own discovery test using the same primary-residence buyer need. Their twelve responses form the charts below. The earlier nine answers are a separate exploratory record, with different prompts and less complete session metadata; they are not added to the county totals. The original three questions and the six county questions appear in the method section.

County-by-county comparison

Discovery and accuracy are shown separately. All nine selected developments were addressed by both platforms when named. That prompted inclusion is not evidence that they would appear in an unnamed search.

Across the nine selected developments, ChatGPT recommended four and otherwise mentioned two. Google recommended six. Bentley, Ritz-Carlton Fort Lauderdale Beach, and St. Regis Bahia Mar were absent from both platforms’ relevant discovery answers but appeared in both named comparisons. These are descriptive counts from this capture, not market-wide visibility rates.

The following fifteen developments appeared in at least one platform’s main five. They receive discovery indicators only because they were not included in the named comparison questions. Inclusion here is not an endorsement of their suitability, current inventory, or the accuracy of every associated claim.

Shorecrest also appeared as a substituted place label and in ChatGPT’s Palm Beach narrative, but not in its final five recommendations. Each county received geographically relevant recommendations. Because the prompts explicitly named each county, this round does not measure whether an unrestricted South Florida search favors one county over another.

Separate test: everyday buyer questions

A separate round on the same date asked the same short, unnamed discovery question about Miami, Fort Lauderdale, and Palm Beach. Each was run once on ChatGPT and once on Google AI Mode on September 10, 2026, using fresh, logged-out Firefox incognito sessions. These six answers are a separate observation set. They do not replace, correct, or change any result in the earlier county charts.

These questions did not specify a primary residence, impose a move-in deadline, restrict the answer to developer inventory, request sources, or limit the number of recommendations. The questions used market names rather than county boundaries. An answer about Fort Lauderdale therefore does not test discovery across all of Broward County; an answer about Palm Beach may interpret that name as a wider market.

How to read these new charts: 🟢 Recommended means included among the answer’s principal recommendations or geographic/lifestyle groups. 🟡 Additional option or Mentioned means discussed outside those principal recommendations. 🔴 Absent means not present in that particular answer. ChatGPT expressly interpreted Palm Beach as the Palm Beach/West Palm Beach market, returned five main choices, and added Mr. C and Banyan Tree as further options. Google included seven choices across its main groups, extending to Palm Beach Gardens and a proposed Aman project on Palm Beach Island. The proposed project is recorded as returned, without treating the answer as confirmation of an active sales offering.

What differs between the two discovery rounds

Bahia Mar and Ritz-Carlton Fort Lauderdale were absent from both earlier Broward discovery answers, but present in both new Fort Lauderdale answers. Bentley was absent from both earlier Miami-Dade discovery answers, but present in Google’s new Miami answer. Four Seasons Coconut Grove moved from an additional mention in ChatGPT’s earlier answer to a principal recommendation in its new answer. Each observation remains attached to its original question.

These differences establish that the captured shortlists varied across the two sets of questions. They do not show that visibility improved over time or that one wording change caused the difference: geography, buyer criteria, list limits, and other prompt requirements changed together. Ordinary answer variability is another possible explanation. With one capture per prompt on each platform, the study cannot separate these effects.

Selected discrepancies from the earlier county round

1. Cipriani: visibility with conflicting project facts

Google recommended Cipriani in its Miami-Dade discovery answer while describing 80 stories and a 2028 estimated completion. Its named comparison repeated 80 stories but gave summer 2027 move-in. The floor count conflicts with the current official description. Google’s two answers also differ on timing. An apparent later availability date can matter to a buyer planning a move, even when the development is recommended. The official occupancy date remains an advertised target; this observation does not establish a guaranteed closing date or a lost sale.

2. Bahia Mar: an unofficial source presented as a developer portal

Google’s Broward comparison directs buyers to bahiamarfortlauderdaleresidences.com in a list described as developers’ dedicated property portals. That site’s footer identifies Miami Dream Properties and explicitly states that it is not the developer’s official website.

The same independent page publishes a 256-room hotel figure that also appears in Google’s answer. The current official project site describes a 200-room hotel with distinct private and resort residences. ChatGPT’s comparison used 200 rooms. St. Regis Bahia Mar: official project site.

This example combines a source-role error with a project-program discrepancy. The cited page and answer share the conflicting figure, although that does not prove the page was the answer’s sole source. A buyer requesting the developer’s channel is directed to an independently operated site, while the described hotel scale also changes. The issue is the identification of that channel, not the legitimacy of brokerage services.

3. Ritz-Carlton Fort Lauderdale: a sales-link label does not match its destination

Google labels a link Douglas Elliman Development Marketing but directs it to a Manhattan Miami brokerage page. The destination describes its own brokerage perspective and separately acknowledges Douglas Elliman’s sales role.

Naming the authorized sales organization correctly is not sufficient if the link opens a different organization’s page. This is a verified mismatch between link label and destination identity. An authorized exclusive sales brokerage is part of the development’s official sales channel; its involvement is not itself a discrepancy.

4. Waldorf Pompano: the gallery address becomes the building location

Google’s Broward discovery answer places the beachfront development at 1213 South Ocean Boulevard. The official site identifies that address as its sales gallery. Google’s named comparison gives the building address as 1350 South Ocean Boulevard, which is also identified in the dated construction report. Both addresses have a legitimate role, but they are not interchangeable. The error is the attribution of the gallery address to the development itself. A valid sales contact location can still be an inaccurate description of where the buyer would live.

5. Place labels can conflict with an otherwise relevant answer

Google’s Broward comparison opens with Ritz-Carlton Fort Lauderdale at 551 Bayshore Drive, but later linked place labels say Naples, Florida. Waldorf Pompano narrative is paired with a later place label saying Miami, Florida. A St. Regis Bahia Mar label carries a nightly price and hotel reviews alongside narrative describing pre-construction.

ChatGPT’s Palm Beach discovery answer shows a related presentation issue: a West Palm Beach Ritz-Carlton label appears above the Palm Beach Gardens recommendation, and a Shorecrest label appears above a recommendation for Caretta. The narrative itself distinguishes the intended developments.

These inconsistencies are visible in the captured text. The rich-media rendering and all associated entity destinations have not been fully inspected, and ChatGPT’s copied link destinations were not retained. The evidence supports a presentation mismatch; it does not establish every click-through destination or identify which operating hotel supplied a price or review count.

6. The Perigon: competing facts also exist on official public surfaces

Google’s Miami-Dade discovery answer gives 72 residences at The Perigon; ChatGPT gives 73. The current official homepage and vision page state 73, while the official news page republishes excerpts describing both 72 and 73. The Perigon: official project site; The Perigon: official news page.

The chronology matters. The official news page features 72-residence excerpts linked to press files dated May 2026, while its 73-residence excerpts include coverage dated November and December 2024. The 72 figure therefore has a recent public basis on the project’s own site. This is a conflict between the homepage description and featured coverage, not evidence that Google necessarily relied on stale information. The sources alone do not establish which count governs the current offering or how either platform selected its figure.

Selected source checks from the new market queries

The following checks apply to the new six-answer round only. The numbered findings above remain findings from the earlier county round. A later accurate answer does not erase an earlier discrepancy, and a later discrepancy does not change an earlier accurate statement.

Cipriani: different discrepancies in two new answers

ChatGPT’s new Miami answer describes an 80-story tower and summer 2027 occupancy. Google’s new answer gives 2028 delivery. The current official project page specifies 85 stories and advertises summer/Q3 2027 occupancy. ChatGPT’s new Palm Beach answer gives 108 residences. The project residences page specifies 105, while Related Ross’s own property page lists 108. The developer’s April 2024 groundbreaking release also used 108. ChatGPT’s figure therefore matches another official public source while conflicting with the project residences page. The available records do not explain the difference or establish how the model selected its figure. Waterfront location: lake and Intracoastal settings become oceanfront recommendations

The project’s August 2019 announcement records its temporary certificate of occupancy and residents beginning to move in. The new Fort Lauderdale answer also recommended completed Four Seasons residences, but explicitly acknowledged that this was no longer a new-construction purchase. That is a disclosed expansion of the buyer’s options. The earlier county answer’s preference for Vita at Grove Isle over Four Seasons Coconut Grove is a different case: that prompt expressly allowed recently completed developments.

For a developer, these examples show why an audit should record what alternatives enter the consideration set as well as whether its own project appears. They do not establish that a buyer contacted those alternatives or that an inquiry or sale was lost.

Alba: the narrative and place label identify different projects

ChatGPT’s new Palm Beach answer ranks Alba first, but displays a Mandarin Oriental West Palm Beach place label beneath the Alba section heading. The surrounding narrative describes Alba. The Perigon: the earlier source conflict remains visible in a separate answer

Google’s new Miami answer again gives 72 residences. The official homepage states 73, while May 2026 coverage featured on the project’s news page gives 72. This answer is a separate observation of the same public-source conflict described in Finding 6. Neither publication recency nor agreement with one page, by itself, resolves the competing counts. Other claims in these new answers, including sales percentages, completion forecasts, prices, rental terms, privacy guarantees, and investment rankings, have not all been verified. Descriptions such as safest purchase or best risk-adjusted choice are the platforms’ judgments, not findings adopted by this report.

What the answers got right

Both platforms recognized meaningful differences between branded residential offerings. Their named comparisons distinguished the hotel components at Mr. C and Bahia Mar from the residential-only offerings in the comparison set. Both identified the current 83-residence Ritz-Carlton Fort Lauderdale project and 70 residences at Four Seasons Coconut Grove.

Google’s Miami-Dade comparison also supplied the correct official project domains for Cipriani, Bentley, and Four Seasons Coconut Grove. Its Mr. C link points to a site carrying Terra’s copyright, developer disclosures, and Douglas Elliman exclusive sales attribution. These supported observations matter. The record shows variation in discovery, interpretation, facts, and source attribution rather than uniform failure across either platform.

Verification limits and buyer-fit judgments

Some answers go beyond describing a development and make strong claims about privacy, financial readiness, or likely buyer outcomes. The following were not established by the supplied evidence and are not presented here as verified facts:

  • Google’s claim that South Flagler House ranks at the top for financial readiness and long-term resale stability.
  • Assurances about protected views, association capital funding, or complete separation of residents from service and contractor movement.
  • A current closing date for Ritz-Carlton Palm Beach Gardens based solely on references to initial occupancy, final construction, and an earlier spring 2026 target. Phased occupancy and ongoing work can coexist.
  • Every volunteered inventory, price, fee, unit-count, and operational claim concerning the additional recommended developments, including Mandarin Oriental Boca Raton, Selene, Andare, and St. Regis Miami.

Hotel presence can influence buyer preference, but it does not by itself establish how much hotel activity reaches private residential areas. Dedicated entrances, elevators, lounges, and contractual access arrangements matter. Google’s Mr. C comparison acknowledges residential separation; that qualification should be retained when evaluating its privacy judgments.

ChatGPT also favored a shorter construction runway when interpreting a full-time primary residence, although the discovery prompt imposed no moving deadline. Its decision to mention but exclude Four Seasons Coconut Grove illustrates how an expressed buyer-fit assumption can influence a shortlist without constituting a factual error.

Why this matters to the direct buyer relationship

The first inquiry can determine who introduces the development, explains its current offering, and maintains the next conversation with the buyer. If an AI answer labels an independent website or contact as official, that relationship may begin with a different organization than the buyer intended.

An intermediary may introduce alternatives, so the development can become one option in a broader comparison before its own sales team has spoken with the buyer. Brokerage can provide legitimate value, and authorized sales teams may themselves be brokerages. The distinction is whether the answer accurately identifies the organization receiving the inquiry.

The earlier exploratory round used three different questions on Google AI, Gemini, and ChatGPT. The reported conditions were Firefox private browsing, logged out, on September 10, 2026 at 8:35 a.m. Its timezone, exact Google surface, model versions, and fresh-session practice were not confirmed. Its nine responses are kept separate from the twelve-answer county comparison.

The separate research responses from ChatGPT, Claude, and Gemini were used as leads for source checking, not as additional ordinary-search observations. Gemini’s later response acknowledged supplied corrections and is excluded from the discovery chart.

The sample does not establish persistent visibility, an error rate for a platform as a whole, a complete inventory of available developments, or a causal effect on sales. Source checks prioritize current project, developer, and brand materials; dated reporting provides additional construction context.
