A 120-day KFO program to strengthen your development’s visibility in AI buyer searches, improve how it is represented, and connect interested buyers with your official sales team.
When a buyer asks ChatGPT, Gemini, Claude, or Perplexity about your development by name, it may appear. But when that buyer asks, “What are the best new condo developments in [your city]?” or “Which luxury branded residences should I consider in [your area]?” does your project make the list?
If AI recommends competing developments and leaves yours out, buyers may never learn your project exists. If it appears but is incorrectly described, they may dismiss it for the wrong reasons. And if the answer directs them to an outside broker or mirror site, your official sales team may never receive the inquiry.
Americas Great Resorts applies Knowledge Formation Optimization (KFO) to the public information behind those answers. We investigate where your development appears, where it is absent, and what AI recommends instead. Throughout the complete 120-day program, we establish and corroborate your development’s identity, address conflicting sources, and measure its inclusion, representation, and official sales routes across relevant buyer searches.
Does your development appear when buyers search your market?
The initial AI visibility audit tests your development by name and through relevant buyer searches, such as “best new condo developments in Miami,” “new luxury condos in South Beach,” and “branded residences for sale in [city].” It records where you are absent, which alternatives appear, and which sources the answers display.
The initial audit examines whether AI answers:
- Include your development in relevant city, neighborhood, luxury-condo, and branded-residence recommendations, without naming your project in the question.
- Distinguish the residences from similarly named hotels, towers, or projects.
- Explain the developer, brand, operator where applicable, and sales relationships correctly.
- Reflect the property’s supported distinctions and current project information.
- Identify the official project website and authorized sales contact.
These questions matter for branded residences and independent luxury condominium developments alike. A website can present the project clearly while brand pages, partner sites, directories, broker pages, and editorial coverage give conflicting accounts.
Why the official sales route matters
Buyers should be able to identify and reach your authorized sales team when researching your development. AGR examines the sources and contact routes appearing in AI answers and strengthens the public identification of the official project and sales gallery.
Cooperating brokers can bring valuable buyers. The commercial question here is what happens when a buyer researching your project independently reaches an outside broker before reaching your own sales team. A qualifying direct sale can avoid an outside co-broke where the applicable sales agreements allow it.
Calculate savings from redirected sales
Model the share of sales that could reach your official sales office directly instead of an outside broker or mirror site. The savings are the additional outside co-broke avoided on those sales, beyond your sales office’s existing fee.
For 100 residences averaging $3,000,000 with a 3% outside co-broke, redirecting 10% of sales, equivalent to 10 residences, represents $900,000 in potential gross savings.
Keep the first conversation focused on your project
A buyer searching for the best new condo in your city may land on a broker or mirror site that presents your development alongside three alternatives. On your official website, the conversation starts with your project. Your dedicated sales team presents your residences rather than introducing competing developments. Buyers can still compare elsewhere, but you have the opportunity to make your own case first.
The calculator is not active yet. Please contact AGR if it does not become available.
Applies to redirected closed sales that avoid the additional outside co-broke under the sales agreements. Your sales office’s fee is excluded. Illustrative, not a forecast.
What KFO does for your development
KFO establishes a clear, supported account of the development: what it is, who is behind it, how its brand relationships work, what distinguishes it, and which sources speak officially for it. AGR works across the relevant public record and tests whether AI answers reproduce that account accurately.
AGR’s formal definition is:
KFO structures, sequences, distributes, corroborates, and corrects intellectual frameworks and entity definitions across the public information environment and measures whether AI systems reproduce them accurately across relevant queries and over time.
A simple way to understand the different priorities of SEO, AEO, GEO, and KFO:
- SEO: drives traditional rankings
- AEO: use my sentence
- GEO: cite my source
- KFO: think using my framework
Getting your development cited does little good if the answer describes it incorrectly. KFO addresses the public information behind that answer: establishing and corroborating your development’s identity, correcting conflicting sources, and testing whether AI represents what you are actually selling accurately.
A corrected phone number or amenity description supports accurate information. KFO addresses the wider project identity and its corroboration across sources. Technical and data corrections support that process; they do not constitute the whole method. Read the KFO framework.
AI recommended a hotel 108 days after it was demolished
In AGR’s July 29, 2026 AI visibility fieldwork, ChatGPT recommended Mandarin Oriental, Miami three times and Google AI Mode recommended it twice. The building had been demolished by controlled implosion on April 12, 2026, 108 days before those recommendations. Google AI Mode even included it in a top-five luxury hotel answer for Miami. Read the published AI Visibility Index.
The hotel example shows why an AI visibility audit must examine what is actually being recommended. For your development, the questions are immediate: does it appear when buyers search your market, what appears instead, and do the answers reflect what is being sold today? The audit records those answers and investigates the public sources for outdated or conflicting information.
Establish the foundation and complete the 120-day program
The program begins with an initial AI visibility audit and analysis of the current infrastructure and competitive playing field. Analysis, implementation, publication, corroboration, testing, and refinement continue through the full 120 days.
The project scope establishes the query set, platforms, priority pages and public sources, content deliverables, access, approvals, and implementation responsibilities. You receive:
- An initial audit and baseline. A dated record of answers, identified errors, displayed citations, and official contact routes on agreed platforms, selected from services such as ChatGPT, Gemini, Google AI Mode, Perplexity, and Copilot.
- An infrastructure and competitive assessment. Review of the official website’s search accessibility, structure, project content, and relevant structured data, alongside comparable developments and the sources appearing in the selected results.
- An approved project record. The development’s official name, relationships, positioning, substantiated differentiators, supporting facts, and authorized sales contacts.
- A prioritized implementation and source plan. The official pages to improve, supporting material to develop, external corrections to pursue, and responsibilities for each action. AGR implements agreed work and coordinates changes requiring your agency, brand, or other partners.
- A record of publication and correction. Completed changes, corroborating sources, outstanding requests, and dependencies. Third-party owners decide whether to accept corrections or publish material.
- Comparative progress reports. Findings at days 30, 60, 90, and 120, measured against the initial audit and used to guide further work during the engagement.
Progress reports every 30 days
Each report compares the latest observations with the initial audit:
| Reporting area | What your team sees |
|---|---|
| Visibility | Appearance across the agreed named-project and category queries |
| Representation | Accuracy of identity, relationships, distinctions, and supporting project information |
| Sources and sales routes | Displayed citations, links, and identification of the official sales contact |
| Work and next actions | Changes completed, unresolved issues, dependencies, and priorities |
Reports retain the queries, dates, platforms, and relevant test conditions. Repeated observations help distinguish recurring patterns from one favorable answer. These are reporting checkpoints within the complete program.
Who the program is for
The program serves developers and teams marketing new luxury condominiums and branded residences, from launch preparation and preconstruction sales through construction and remaining new inventory.
It is most relevant when several organizations publish information about the project, a brand or operator relationship needs careful explanation, other websites appear for the development’s name, or distinctions that matter to buyers are missing from AI answers.
Americas Great Resorts is a luxury hospitality demand infrastructure company. This offering applies AGR’s KFO framework to the public identity and discovery challenges of luxury residential developments.
Questions about the program
Is KFO the same as SEO or GEO?
No. You may encounter services under terms such as AI search optimization or generative engine optimization (GEO). AGR uses KFO to establish and corroborate the broader public account of your development and test how AI systems reproduce it. Website optimization can support the work. The engagement also addresses relevant sources beyond the official website.
How long does the program take?
The entire KFO program takes 120 days. The process includes establishing the foundation, implementing changes, extending and corroborating the public record, and repeatedly testing and refining the results.
Does AGR replace our agency or sales team?
AGR works with your existing teams. Responsibilities for access, approved information, publication, and implementation are established in the project scope.
Can AGR guarantee recommendations or first-place results?
No. AI answers vary, and platforms determine their own results. AGR documents the work completed and measures observable accuracy, visibility, and contact identification across the agreed queries.
What happens after 120 days?
The final report records progress against the baseline, completed work, and recommendations. Additional maintenance, updates, implementation, or consulting can be scoped separately for an additional fee when needed. A new sales team, revised project information, or another release of residences may prompt further work. There is no required ongoing retainer.
