Market and sell pre-construction condos by giving buyers a reason to commit that they can evaluate against documented project information before the residence is complete. Explain what they will receive, the basis for delivery and cost estimates, and the commitments involved. Then connect each release campaign to an authorized sales team that can resolve purchase questions and progress suitable buyers toward contract.
For a luxury development, the comparison includes homes buyers can inspect and occupy sooner. The marketing must explain why choosing this planned residence is worth the wait and the proposed terms.
How do you give buyers a reason to commit before completion?
Present the advantage of the particular residence alongside evidence buyers can examine. Compare its size, total price, delivery timing, amenities and ownership costs with relevant competing projects and completed alternatives. Keep advertised prices separate from documented transaction prices.
The presentation should answer five purchase questions:
| Buyer question | Information to provide |
|---|---|
| What exactly am I buying? | Approved floor plans, dimensions, specifications and distinctions among residences |
| What supports the delivery estimate? | Current construction status, approved schedule information and relevant developer delivery history |
| What will ownership involve? | Disclosed costs or estimates, service arrangements and applicable use restrictions |
| What does the brand contribute? | The documented relationship and services provided in this development |
| What am I committing to before completion? | The proposed deposit milestones, purchase terms and documents the sales team is authorized to explain |
Identify renderings and conceptual lifestyle imagery. Distinguish approved specifications from estimates and proposed features, and reconcile the presentation with the applicable project documents. The same distinction should appear in the sales gallery, remote presentations, website and broker materials.
What must be ready before you market the first release?
Define the residences being released, the approved price communication and the next step buyers can actually take. Prepare the corresponding floor plans, presentation materials and official sales contact before promoting availability.
Brief participating brokers and appropriately permissioned prospects on that specific release. Give paid campaigns and search visitors a page explaining the residences being offered, with a clear route to a presentation or sales conversation. Describe priority access or limited availability only when supported by the release arrangements and current inventory.
Have project counsel confirm what may be advertised, reserved, offered under contract and closed. In Florida, section 718.502 distinguishes filing, reservation-program and closing requirements; section 718.504 sets prospectus requirements for the developments it covers. Marketing information about the proposed residence should be checked against the applicable documents.

Who answers when a presale buyer researches the project?
Check whether a buyer researching the development reaches the authorized sales team and receives an accurate account of the uncompleted property. A project-name website or familiar brand image does not establish who operates the page.
In AGR’s September 10, 2026 Google AI Mode capture, an answer presented an independently operated St. Regis Bahia Mar website as a developer portal. The website’s footer identified an outside brokerage and disclaimed official developer status. Each question in that study was run once per platform. This single captured answer concerns the role assigned to that source; it does not establish diverted inquiries or lost sales.
For your project, test a market discovery question, a question naming the development and a request for the official sales contact. Open the displayed links. Record the page operator, contact destination and any incorrect claims about completion, amenities or brand relationships. Save the question, answer, platform and date before requesting corrections.
Cooperating brokers can legitimately represent buyers or serve as the authorized sales team. The issue is whether the answer identifies the relationship and destination correctly. Depending on the project’s sales agreements, a buyer reaching an outside broker first could introduce a co-broker commission. AGR’s analysis of AI lookalike sites examines that potential exposure.
How do you move interest into reservations and contracts?
Give each suitable prospect a next step that resolves an outstanding purchase decision. That could be a residence comparison, an ownership-cost explanation, clarification of a deposit milestone or an approved construction update.
A brochure request records interest. A reservation and an executed purchase contract represent different commitments; a closing is a completed sale. Track them separately under the project’s program and agreements.
Record the buyer’s open questions, the approved answers supplied and who owns the next conversation. When construction timing or specifications change, update active prospects and broker materials through the agreed process. Accurate communication can explain a change; it cannot resolve an incompatible occupancy deadline or alter the residence itself.
How do you decide what to change for the next release?
Review which offered residences attracted suitable interest, which progressed to contract and why the others stalled. Compare executed contracts net of cancellations with the release objective. If financing includes a presale requirement, use the financing agreement’s definitions when reporting progress.
Use the objections to identify the decision. Interest in layouts outside the release calls for a review of the inventory being promoted. Repeated delivery objections call for clarification of the schedule and buyer requirements. Price or product objections require the developer and sales leadership to evaluate the offer.
